For cafe & coffee shop owners

Every cost counts in a cafe. Is your rates bill one to question?

Cafes are usually valued on floor space using comparable evidence — but small premises can still end up valued higher than similar cafes on the same parade. Check yours free against VOA data nearby: it takes a postcode, not an afternoon.

Free, instant check. No email required.

A lower bill could mean room to breathe — the new machine you keep pricing up, an extra pair of hands at the weekend, a buffer for the slow months.

Common Issues for Cafes & Coffee Shops

These are the most frequent problems we find when checking business rates for cafes & coffee shops.

1

Cafes are typically valued on floor area, yet two similar units on the same street can carry very different rateable values — yours may be on the high side.

2

Retail, Hospitality & Leisure (RHL) Relief applies to most cafes, but councils do not always apply it automatically or correctly.

3

Many cafes have a rateable value low enough to qualify for Small Business Rate Relief — sometimes reducing the bill to zero — but have never claimed it.

4

The 2026 revaluation reassessed every cafe using 1 April 2024 evidence; your new valuation may not reflect how the unit and the parade trade now.

Cafes & Coffee Shops: Frequently Asked Questions

How are cafe business rates calculated?
Most cafes are valued on a price-per-square-metre basis, using rental evidence from comparable premises nearby. The size, layout and location of your unit all affect the rate applied. Because the valuation leans on comparables, a cafe can end up valued higher than similar units on the same parade — which is exactly what a Check looks for.
Does my cafe qualify for Small Business Rate Relief?
If your cafe has a rateable value below £15,000 you may qualify for Small Business Rate Relief. Below £12,000 the relief can reduce your bill to zero; between £12,000 and £15,000 it tapers. It is one of the most commonly missed reliefs for small premises — we check whether it applies and whether it is on your bill.
Does RHL Relief apply to cafes?
Cafes and coffee shops generally qualify for Retail, Hospitality & Leisure Relief when it is available, which can provide a meaningful discount on your rates bill. Your council should apply it, but we recommend checking it is correctly reflected on your bill.
Could challenging my rates make my bill go up?
We will always be straight with you. A formal Challenge asks the VOA to review your valuation, and in a small number of cases a review can confirm or even increase a rateable value rather than reduce it. That is why we Check first — comparing your valuation against VOA data for similar cafes nearby — so you can decide with the facts in front of you rather than challenging blind.
